Land use in commercial, industrial, Mixed Use, Capital City or Docklands Zones
Zones are one of the elements of a planning scheme that can determine whether or not a planning permit is requiredand what land can and can't be used for. Here are links to examples of zone definitions including use of the land, and an introduction to the objectives of the zone in your planning scheme*:
- Commercial 1 Zone: To create vibrant mixed use commercial centres for retail, office, business, entertainment and community uses. To provide for residential uses at densities complementary to the role and scale of the commercial centre.
- Industrial 1 Zone: To provide for manufacturing industry, the storage and distribution of goods and associated uses in a manner which does not affect the safety and amenity of local communities.
- Capital City Zone: To enhance the role of Melbourne's central city as the capital of Victoria and as an area of national and international importance
- Docklands Zone: To ensure that use and development take account of the unique nature of the water environment. To encourage a variety of dwelling types within the Melbourne Docklands area to suit a diversity of needs.
- Mixed Use Zone: To provide for a range of residential, commercial, industrial and other uses which complement the mixed-use function of the locality. To provide for housing at higher densities
*Schedules to the zone, specific to local planning schemes provide further directions on the use of each zone.
