What is a site plan?

For most VicSmart planning applications, you can do the plans yourself and/or use the plans provided by the builder or manufacturer. If you use The Complete VicSmart Guide, instructions and simplified examples of what to do can be provided on request.

In general, a site plan is a scaled plan with notations that details the proposal in context with the site boundaries and immediately adjoining properties. It may include:

• • Shape, dimensions, size, orientation, terrain and contours of the site;
  • The existing and proposed use of the site;
  • The location of existing and proposed buildings and works on the land;
  • The number and location of external access points and internal access arrangements for vehicles, bicycles, pedestrians, disabled, etc;
  • Existing vegetation, condition and coverage;
  • Surrounding land uses and the location of nearby buildings;
  • Access to infrastructure;
  • Existing road networks;
  • The landscape, including any major landscape features, topography, vistas and significant vegetation;

Any other features and constraints of the site and surrounding land that are relevant to the application.It may also include descriptions, photographs, existing maps, aerial images, etc, to accurately describe the site and surrounding land that may be impacted by the proposal.
