Boundary re-alignments often occur where both parties benefit, and the net sum benefit is zero or not “significant”.
The realignment of an existing common boundary may be to address an encroachment problem due to a building error or change in the use of the land. It may for instance, seek to accommodate an existing driveway, retaining wall or building. Alternatively, it may just be an exchange of vacant land between neighbours.
