What is a layout plan?

Existing and proposed site layout plans should show the details of what the site looks like at the time of making the application and after the proposed changes have been carried out. These details should be shown in the context of buildings and features both within the site itself and its immediate surroundings.

In general they include:

    • The location, shape and size of the site.
    • The location, length, height and design of the proposed fence including details of materials.
    • The location, height and design of any existing front fence on adjoining and nearby properties including details of materials.

For VicSmart applications, a site plan, is usually accompanied by an elevation plan, and displays:

    • dimensioned boundaries (you can get these from the title diagram)
    • the distance of the proposal from the boundaries and other structures and trees
    • the dimensions of the proposal
    • clearly mark what’s existing and what’s proposed
    • the driveway, any other buildings, features or significant vegetation
    • a north arrow
