How to construct or extend a fence in a residential zone

To do your own planning application for constructing or extending a fence as a VicSmart application, the first step is to check if your application is eligible for the VicSmart process. This will ensure that your application meets the following criteria:

    1. The fence is within 3 metres of a street; and
    2. The land is in any residential zone except the Low Density Residential Zone; and
    3. If the land is in any of the following overlays, that further information is requested:
      • Environmental Significance Overlay
      • Significant Landscape Overlay
      • Design and Development Overlay
      • Heritage Overlay
    4. Does not trigger a permit under another part of the planning scheme
If the fence is on a corner allotment you may need a building surveyor.
